Bare lot near Manila

I'm planning on buying a bare lot to build a two story, three bedroom house on. I'm looking at Batangas, Cavite, and Laguna provinces. I'd like to have enough room for having a garden, be able to walk around the property, and to not have to worry about the neighbors. It should be close to banks, transportation, shopping and malls, but still have a "rural and provincial" feeling. I'm budgeting around 1 million pesos or less for the property. Does anyone know of a licensed realtor who knows those provinces, or has property to sell with a original, clear title? Thanks in advance!

you ought to be in tagaytay then.  google up tagaytay and see if you like the idea of living there.  then post if you're fine with that.

I recommend that you look at Rizal, i.e. due east of Manila. This area is not so well known, but you can find a very nice "provincial" lot at reasonable price and still be relatively close to Manila, compared with e.g. Cavite, Laguna, etc.

Another advantage is that you can find a lot relatively high up in the mountains, with nice views of Manila and/or Laguna De Bay, fresh breeze and small risk of flooding during rainy season.

In the older subdivisions around Antipolo City, you can find a lot for 3000 P/sq.m and if you are lucky perhaps down to 1500-2000 P/sq.m. I myself have a lot and house in Beverly Hills Subdivision.
